Thank you for your email in advance - here is my answer to your questions so far (10 May 2007) I am sure over the next few weeks I will add to this email. Any other question please email: mark@exceldocklands.co.uk I have owned this two bedroomed apartment since July 2004, I originally paid 237,500 for it as a newly constructed building on the Omega Works Development, Roach Road, which is in Bow, East London. At that time it was a mess of a building site. Now there its starting to look great, a new bridge over the river, new electronic gates, and the three main Omega Works buildings (Phase 1) are complete and sold. The construction is the first phase of a three phase project by a company called London Green Developments visit their website: www.mycitypad.com . My apartment is part of the Omega 3 Building, the others being Omega 4 and Crown Wharf. Since the announcement that London is to get the 2012 Olympics the area has become a hotspot property wise for rentals and sales, as it sits on the edge of the planned Olympic Village Site. Unfortunately, I have a mortgage on this property that requires me to add to rental income in order to Service the loan. This is, of-course due to the rising interest rates, which I believe will rise by a further 1% in the next year. I wish to sell off part of this property and keep at least 10% for myself. (This is good for me as I have not paid for that 10%). For the people who wish to invest, they can buy at least one 5% share at 16,250. If they wish to invest more, then they can do, as long as they buy in blocks of 16,250 or 5% shares 1/20th. The benefit for me is the mortage gets settled, and I get a return on the money I have in the property (I wont take a part of the rental income). I will, however manage the property and make sure that the rental income continues at approx. 1100 per month. I will of-course make a charge for this service, a maximum of 10%. The benefit for investors is: If they have 16,250 and want to put it in, then this is a very safe way to invest (In my opinion). They would get a monthly return on their money of around 50 pounds, and a capital investment return of, I believe around 20% a year over the 5 years to 2012. That is my estimate, given the Olympics effect and also bearing in mind the third phase of the project is due for completion in Sept. The Legal Side : All investors are asked to invest for a minimum of 12 months. After that time, should they wish to sell their shares, then they will make them available to existing investors through the managing agent (Myself) for one month before selling to anyone else. The price will be at market value, as given on an average from two estimates by local Suitably Qualified Surveyors (RICS). Again, they can be arranged by you, or myself and the cost of this would be made to the vendor of the share. No mortgage or loan will be raised against the property or any share for the duration of the agreements. Should anyone wish to sell the apartment as a whole, Share holders will be asked, and if at least 75% of the share holders agree, the apartment will be placed on the market at current market rates applicable at the time of sale. All Share holders will be required to fund any legal expenses incurred, should they wish to change, buy or sell any share owned by them. At the time of share purchase all investors will agree a suitable contract that is agreed by everyone and one which adds to any legal agreement required by Instructed solicitors. The Figures: A 5% Share in this property : 16,250 Rental Income : 13,200 P.A. - 10% Agent Fee Service Charge Including Insurance : 800 P.A. Profit from Rent : 11,080 P.A. Profit Per Share 1/18th : 615.55 P.A. Capital Growth : 12% P.A. In last 3 years. So at that rate: 39,000 or 1,950 P.A. per Share. Approx Profit on 16,250 for a 1 year investment : 2,565.55p. Which is Approx 15%. This is by no means a promise. As I said in the add, property prices may go down in the next year, they may not. (I personally think they will drop for a year and recover the next). This Apartment is in the best area in England for property growth without a doubt. Unfortunately, Gordon Brown is ruining the "Buy to Let" market with interest rates. The beauty of this scheme is, no interest is payable (Apart from tax on rental profit) for a relatively small investment. I wish to point out that I am not in any way advising you. All I am doing is making you aware of my proposal, as far as I can see, its a good one. Obviously for me too.
